As a director-owned and managed business, we deliver a genuinely hands-on, director-led service, born out of extensive experience within the commercial sector. All of our directors are Chartered Building Surveyors. While we share similar professional backgrounds, we each bring distinct specialisms and skill sets. This complementary blend enables us to offer the full spectrum of building surveying and project management services with a depth of expertise and independence that sets us apart.

Matt Garwood MRICS

Director

Matt is a Chartered Building Surveyor with over 20 years’ experience in the construction and property industry. He commenced his career in Bristol at Alder King, a multi-disciplinary consultancy, before joining the building and cost consultancy TFT. He has since held director-level roles at CS2 and Black Cat Building Consultancy.

Matt’s expertise spans both Building Surveying and Project Management. He has successfully delivered high-value construction projects to all sectors, including HRBs, and advises clients on complex dilapidations and technical due diligence matters. His experience includes leading portfolio transactions across the UK and Europe, and he was part of the team involved in the UK’s first £1 billion property deal.

He is proud to represent a long-standing client base across a variety of sectors, including multiple PLCs. His approach is founded on building strong, trusted relationships and delivering commercially grounded advice tailored to each client’s specific operational and strategic requirements.

Matt has contributed to the profession through his work as an author and editor of technical due diligence content for the RICS iSurv platform and has been an RICS APC assessor for many years.

In his personal time, Matt continues to apply his passion for buildings through residential renovation projects, including the ongoing conversion of a historic barn. He also enjoys spending quality time with his young family and friends.

Dan Wallis MRICS

Director

Dan brings over 20 years of experience in building surveying. His expertise spans the entire property lifecycle, from acquisition to disposal, with a particular focus on technical due diligence. Dan regularly advises clients on the acquisition of big-ticket commercial assets, including offices, retail parks, shopping centres, and large-scale industrial and logistics sites – some exceeding one million square feet.

Prior to starting Clarity, Dan led the building surveying team at Paragon Building Consultancy (which later became part of Colliers) in Bristol, where he also co-headed the broader Project & Building Consultancy team.

Dan is also a recognised specialist in dilapidations, ensuring landlords and tenants reach fair settlements regarding the condition of buildings at lease end. His track record in resolving complex claims speaks for itself. He has also acted as expert witness, delivering both written and oral evidence in court with favourable outcomes for his clients on each occasion.

Outside of work, Dan balances family life with being a father to two football mad sons and helps coach his youngest’s team, which he finds incredibly rewarding.

When not immersed in property matters or youth football, Dan can be found on the banks of his syndicate lake trying to outwit suspiciously clever carp.

Ben Kearns MRICS

Director

Ben is a seasoned property professional with over 20 years of experience across the commercial real estate landscape. His career has spanned office, industrial, retail, and residential sectors, with a recent focus on delivering complex mixed-use residential schemes in some of the UK’s most challenging urban environments. These projects often demand creative thinking and logistical finesse – qualities Ben brings in abundance.

Formerly a Partner at Workman LLP, Ben specialised in Project Management, where he led high-profile developments from inception through to delivery. His expertise covers every stage of the project lifecycle, from site feasibility and risk mitigation to procurement strategy and construction oversight. He is known for his calm, solutions-focused approach and his ability to bring clarity and momentum to even the most intricate projects.

Ben is committed to understanding each client’s goals and ensuring that project outcomes align with their broader business objectives. He values collaboration and brings a thoughtful, steady energy to every team he works with. His approach is grounded in professionalism, attention to detail, and a genuine interest in delivering high-quality results.

Outside of work, Ben remains hands-on often found designing and building home projects or coaching his son’s football team, where he enjoys helping young players grow in confidence and teamwork. To stay sharp and balanced, he enjoys running, cycling, and swimming through the countryside of rural England, always ready for the next challenge.
