Every instruction is overseen by a director, ensuring senior-level insight, accountability, and consistent delivery from start to finish.
The firm is based in Bristol, but has a genuine UK – wide reach, with multiple projects in London, as well as Kent, East Anglia, the midlands and south coast already instructed.

Meet the Team: Director-Led, Expert-Driven
As a director-owned and managed business, Clarity is committed to a hands-on, personal service. Every instruction is led by a director with significant sector experience, ensuring direct communication, senior oversight, and technical rigour.
Dan Wallis MRICS – Director
Dan brings over 20 years of experience across the full spectrum of building surveying disciplines. His areas of specialism include technical due diligence for major commercial property acquisitions, dilapidations negotiations, and contract administration services for refurbishment projects.
Before co-founding Clarity, Dan led the Building Surveying team at Paragon Building Consultancy (later Colliers) in Bristol. Known for his pragmatic and proactive style, Dan is driven by a passion to make Clarity the consultancy of choice for discerning clients.
Matt Garwood MRICS – Director
Matt is a Chartered Building Surveyor with over 20 years’ experience in the construction and property industry. Latterly he has held director-level roles at CS2 and Black Cat Building Consultancy.
Matt’s expertise spans both Building Surveying and Project Management. He has successfully delivered high-value construction projects to all sectors, including HRBs, and advises clients on complex dilapidations and technical due diligence matters. His experience includes leading portfolio transactions across the UK and Europe, and he was part of the team involved in the UK’s first £1 billion property deal.
Together, they bring complementary expertise that enables Clarity to provide a full suite of building surveying and project management services, with the depth and professionalism that sets them apart.
Exciting news is also on the horizon with a third Director joining at the beginning of September, to further strengthen Clarity’s offering. Similarly, this new appointment is another seasoned property professional who currently leads a national team of project managers at another leading consultancy.
Sustainability and Social Responsibility at the Core
Clarity is committed to being a force for good. The consultancy is on track to achieve B Corp certification by 2026, demonstrating its dedication to transparency, accountability, and sustainability.
As part of this commitment, for every survey or project that Clarity undertakes, they contribute a portion of their profits to global reforestation initiatives, helping to offset its carbon footprint while supporting the global fight against climate change.
